In the next few years, our client will invest around 25 high end hotels with a total of 5,000 rooms in Shanghai , Beijing , Tianjin and the Yangtze River Delta region. Job Description Reporting to CEO, you will be responsible for managing hotel development from the time the site or hotel project has been acquired until the completed hotel has been handed over to the hotel operating team and for managing all hotel renovation projects after the hotels have opened. Responsibilities Advise owners on technical requirements and cost of hotel conversion and fit out projects. Solicit proposals from, select, negotiate contracts with, coordinate and monitor the work of design and interior architects, construction companies, consultants and other service providers. Develop and monitor project budgets, cash controls, and quality controls. Ensure compliance of architectural drawings and building specifications with regulatory requirements and hotel brand standards. Oversee all aspects of the day-to-day management of construction projects. Prepare various reports on operations, equipment, policies, procedures and budgets as required by the owners. Authorize the issuance of contracts, purchase orders and change orders, approve contractor invoices for payment. Inspect, approve and accept completed projects, ensuring compliance with building and life safety codes, and architectural and engineering specifications. The Successful Applicant Experience&Qualifications At least 7 to 10 years hotel project management experience with a major international hotel company, property developer or construction company, of which at least 5 years in China . Fluency in Mandarin and English. Knowledge&Skills Knowledge of architectural design, and planning principles and procedures. Knowledge of hotel operations and how this affects hotel design and layout. Knowledge of structural engineering concepts, building components, their function, expected life and maintenance requirements. Knowledge of the operating practices of architectural and interior design firms and construction companies. Knowledge of national and local building codes, ordinances and regulations. Knowledge of budgeting, cost estimating, and cash management principles and procedures. Knowledge of main contract documents and specifications. Knowledge of property management concepts and physical requirements. Knowledge of real estate law in China . Good interpersonal skills, communication skills, and management ability.
