职位描述/要求: POSITION GOALS The Senior Tenancy Management officer will assist to the check-in and follow up on routine coordination with LL/LL’s agent/Mgt Companies. She will assist with technical and maintenance works and other settle-in services. She will work very closely with the Leasing Team for Lease Renewal if needed and will provide check-out Assistance and will help on Rental&Deposit Refund. DUTIES&RESPONSIBILITIES Take ownership of the following: 1. Provide Superior Client Service (60%) Tenancy Management Services - Renewal Services: To prompt clients on upcoming renewals and to give strategic advice with the view of professionalism and market norm together with the aspects of gaining CRS fees. - Maintenance Issues: To follow-up on behalf of Clients/JLL Consultants all outstanding issues of corporate clients should there be through out the lease term effectively and in a timely manner. Accept the principle that CRS’ s job is not done until client’s requested services are 100% completed. To provide timely updates to Clients when and where needed; - Check-in&Check-outs: To conduct Pre-check, Check-ins and Check-outs when necessary and to follow up with or without Consultants on the necessary remaining tasks that are within agreed terms - Tenancy&Database Management: To send JLL q Performance Evaluation Report to clients within 30 days upon move-in and to achieve 80% and above return rate within 30 days since the report is sent out. To ensure all CRS staff and to provide relevant documents or files as q required in the CRS Database within 15 days upon the draft debit note is produced; To update CRS Clients tenancy database whenever there is a change q and make sure it’s with the most updated status and to assist TMO to produce TM reports on a monthly/quarterly base To be able to take responsibility and take initiatives to perform as Leasing Consultant on leasing tasks working with/without other Consultants when required. 2. Contribute to growth of company (20 %) To improve/Update CRS Owner’s database by working with others so as to make comprehensive&Effective. To work with TM in generating renewal charges and relocation possibilities in the existing tenancy management. To generate more referrals via providing professional and excellent TM services. 3. Personal Development (10%) To learn about the market and the all process efficiently Teamwork and communication with the team. Negotiation skills 4. Meet assigned financial targets (10%) Assist the Department head in achieving the departmental target at above US$5,000. Reduce debtor payment times to less than 60 days for the CRS Dep.
